Foundation

Our foundation was completed around the beginning of November 2016. Being our first home, we tried to document every step:)

Structural Options - Media walls, soffited ceilings and dishwashers!

After already hurting from the first deposit, it's time for round two of deposits and decision making. Structural options must be chosen before foundation is poured. Toll Brothers likes to say that they are almost like a semi custom home builder, which I definitely agree. Our sales office went over and beyond going over options - walls and doors can be added almost anywhere, patios can be extended, and rooms can be altered.

Ours is just a mirror image of this floor plan.
Overall, we kept things pretty similar to the original plan, only adding minor items. These are some of the options we chose:

+Wet bar in lieu of powder (must have for future parties!)
+Media wall in great room extended to 12 feet and French doors changed to fixed windows
+Added a second dishwasher to kitchen island (google this - to my surprise a lot of people have and love this set up; also featured on Houzz - http://www.houzz.com/two-dishwashers)
+Changed loft opening to three small openings (so my rambunctious son won't jump onto the stairs)
+We also chose to do soffited ceilings in the great room to the kitchen, dining room and master bedroom

These options alone made our heads spin, but this was just the beginning...

Toll Brothers - Avian Meadows

On August 30th, 2016, we placed a deposit on our future dream home in Chandler, Arizona. We're so excited to share our journey of purchasing a new construction home! 


This this is a rendering of the home and elevation we chose. It's called the Avante Contemporary. We really love the clean lines and unique exterior look, but we had a hard time deciding between this and the Ranch Hacienda elevation that would provide a pretty large front porch. Ultimately, we chose against a porch since, let's be honest, we live in Arizona and nobody ever sits out on their porch. 


The first step with a Toll Brothers community is to put a deposit to hold the lot, which is refundable. At this point, you have a set amount of time (typically 1-2 weeks) to move forward or receive a refund if you back out. If your dreams and pocketbook align, the next step is to put down the non-refundable portions - 5% of the base price (the hold deposit goes towards this amount) plus 10% of the lot premium (almost every lot has a lot premium). From this point on you're locked in to your dream home!
